Odoo Partner Real Estate

Odoo for real estate companies, property by property.

Real estate runs on leads, leases, repairs, and rent. Each one tends to have its own tool, and the property is the only thing they share.

We set up Odoo for brokerages, property managers, and developers so the pipeline, the maintenance desk, and the books line up by property. Lease accounting and listing feeds are specialist work, and we scope them honestly.

  • Written scope before work starts
  • Built on staging
  • Supported after launch
Where the time goes

Where a real estate office loses track.

Leads that go cold

Inquiries come from the website, portals, and phone calls. Follow-up depends on which agent saw them.

Maintenance by text message

A tenant texts a manager, who texts a vendor. Nobody can say what is open or what it cost.

Owner statements built by hand

Rent in, expenses out, and the management fee are assembled in a spreadsheet for each owner, every month.

Vendor bills with no property on them

Invoices arrive addressed to the company. Someone works out which building each one belongs to.

What we set up and run

Odoo for real estate companies: what it covers.

Pipeline

Leads and deals

Inquiries become leads with a source, an agent, and a next step. Stages follow your own sales or leasing process.

Maintenance

Requests, vendors, and costs

Requests arrive by form or email as tickets against a property. Work is assigned to staff or a vendor, and the cost stays on the ticket.

Billing

Recurring invoices

Rent and fees are invoiced on a schedule with online payment and reminders.

Books

Cost and income by property

Analytic accounts tag every bill and invoice to a property and an owner, so a property's result is a report.

Configuration, or a project of its own?
Need Usually configuration Needs its own scope
Leasing Tenant records, recurring invoices, and lease documents with dates. Escalations, common area charges, and lease accounting rules.
Owner reporting Income and expense by property. Owner statements and distributions to your format, and trust or escrow accounts.
Listings Property records and a website catalog. Listing service feeds and portal syndication.
Associations Member records, recurring assessments, and requests. Violations, architectural review, and board voting.

This is a guide, not a price list or a promise. What applies to you depends on your Odoo plan, your current software, and your rules, and it is settled in a written scope before work starts. See Odoo implementation and Odoo integrations.

Before you replace anything

Keep the property management system if it fits.

Software built for property management handles leases, owner statements, and trust accounts in ways Odoo does not as standard. If yours works, keep it. Odoo makes sense when the gaps are around it, such as lead follow-up, maintenance, and vendor costs, or when a smaller portfolio does not justify a specialist system.

Connecting systems that are not Odoo is covered under API and systems integration, and software built for your own rules under custom software.

Illustrative example, not a client result

One repair, from the tenant's request to the owner's report.

This is how the work can move once the steps share one record. Your version will differ, and which steps are configuration or integration depends on your setup.

  1. The request arrives

A tenant submits a form. A ticket is created against the unit with photos attached.

  2. It is assigned

The manager assigns a vendor from the approved list. The vendor gets the details by email.

  3. The bill comes in

The vendor bill is entered against the ticket and the property. Approval follows the rule for its amount.

  4. The owner sees it

The cost appears in that property's report for the month, with the ticket behind it.

How we work

Six phases, one accountable team.

  1. Understand the workflows

We follow real work through your operation: where it starts, who touches it, where it waits, and where it gets retyped. You get a written scope that says what we found and what we recommend.

  2. Configure and integrate

Configuration first, integration second, custom work last and only where the first two fall short. Everything is built on staging, not on your live system.

  3. Validate the data

Your records are cleaned and loaded on a test copy, then checked by the people who know them. Bad data is the most common reason a launch disappoints.

  4. Train the team

Each team learns its own part on its own real cases. Short written guides stay behind.

  5. Launch

A planned cutover with a checklist, a way back, and us on hand while the first real work goes through.

  6. Support

After launch the system has an owner. Odoo Support runs month to month, and Odoo Operations is a committed engagement for teams that want us to own the platform.

Pricing
Written scope, then a quote

Every project is scoped and quoted for approval before work starts. There is no price list, because the workflows, the data, and the integrations drive the number.

After launch
The system has an owner

Odoo Support month to month, or Odoo Operations as a committed engagement.

FAQ

Questions we hear from real estate companies.

Can Odoo manage leases?

It can hold tenants, lease documents, key dates, and recurring invoices. Escalations, common area reconciliations, and lease accounting are not standard and need scoping or a specialist system.

Can Odoo pull listings from a listing service?

Not as standard. A feed is integration work, and it depends on the listing service's rules and data license. We check those before quoting.

Can tenants and owners log in?

Yes. The portal shows each contact their own invoices, requests, and documents. What owners see beyond that is designed with you.

What does Odoo cost for real estate companies, and how long does it take?

Both depend on the workflows, the state of the data, and the number of integrations, so we do not publish a price list or a standard timeline. You get a written scope with a quote and dates, and nothing starts until you approve it.

What happens after launch?

The system keeps an owner. Odoo Support runs month to month for fixes, changes, and questions. Odoo Operations is a committed engagement for teams that want us to own the platform, including upgrades.
